They also help with coordinating open house luncheons, Realtor gifts, holiday parties, etc.

5. Order Third Party Services - orders credit reports, FHA/VA case numbers, appraisals, title insurance, flood letters, and other services required to close the mortgage transactions.

6. Trouble Shooting/Pinch-Hitting - Back up the LO when he/she is unavailable by answering the Loan Officer’s phone, returns calls, and attempts to find answers to the customers’ questions by coordinating with the Loan Officer, Processor and Closer.

This position requires loan knowledge and excellent communication skills. The incumbent must have strong organizational skills and the ability to work within tight time frames is important. Meet with the Branch Manager on a quarterly basis to review the marketing plan and results.
Responsible for marketing of DHI Mortgage’s products and services to potential business sources for the purpose of loan originations.

Educate and train potential business sources (captive and non-captive) via sales presentations.
Responsible for content and accuracy of all marketing materials.

Represent DHI Mortgage in a professional manner at industry-related functions.

Initial Loan Application:

Meet routinely with builder sales representatives.
Prepare prospective applicants for the initial loan application meeting.
Obtain all required signatures on the Loan Application.
Submit file through the Automated Underwriting system. Don`t over-document the file
Review all documentation provided by borrower, check for accuracy and address any discrepancies.
Conversation Log must clearly note status of any required documentation not included in the file.

Candidates must be dedicated to working on a substantial pipeline 40 hours per week Monday - Friday.

Scope/Purpose of the Position:

To originate mortgage loans through solicitation of prospective customers, primarily responding to the Company’s marketing and advertising initiatives.

Major Responsibilities and Essential Functions:

13. Collects all Fees: for appraisals, at the time of application in accordance with company policy these will not be ordered without fees being collected, unless approved by the appropriate manager. The funds for these services must be from the borrower’s personal check or money order.
14. Thoroughly Discusses with Borrowers: the cash requirements to close and appropriate ways to document funds.
15. Completes the Status Sheet/Processing Loan Log, including, but not limited to: name, agency and telephone of agents, appraiser, type of credit report, documents for direct inquiry and alternative documentation, pre qualification computations, fees, closing attorney and approximate date and any special notes or stipulations.
16. Assigns each file a loan number and logs in the loan log book.
17. Turns in loan file within 48 hours of taking the loan application-this is a RESPA requirement.
18. Obtains the Opteum Float/Lock Letter: at the time of the loan application with the float or lock portion completed. If the loan is locked in after the time of the initial application, the Opteum Float/Lock confirmation must be issued, within 24 hours of the lock in, with the lock in details and the expiration.
19. Handles locking the loan with secondary marketing and all calls regarding interest rates.
a. Ensures the loan is locked in correctly and that the confirmation sheet is remitted to the borrower within 24 hours of the lock in.
b. Advises the borrower that the loan may not be floated once the borrower elects to lock in. Once the borrower locks in with the company, the loan officer must lock the loan in with the Branch Manager to ensure the communication with the secondary marketing department is correct and timely.
c. Loan officer must always attach the fax confirmation to the lock-in request from secondary marketing; this is to be returned to the loan officer within 24 hours of the lock in. If for any reason, this confirmation from secondary marketing is not received, it is the sole responsibility of the loan officer to Research and Resolve the pending lock in. Secondary marketing will not be responsible for any confusion or miscommunication regarding the lock in.
20. Meets weekly with the Processor to review loan status and in turn relay status to all parties.
21. Receives preliminary HUD-1 Settlement Statement from the attorney/processor 24 hours prior to the closing and immediately calls and discusses with the borrower, Realtor and/or builder.
22. Attends Loan Closings when appropriate.
23. Manages their Pipeline Report: to ensure accuracy, check interest rates, lock expirations, closing dates, loan amounts and status.
24. Accepts the responsibility for any and all follow up items that are needed for loan funding; responds immediately to any request from shipping, underwriting, etc., as needed.
25. Reviews and Corrects: closed loans and commission reports for accuracy and remits as directed, in a timely manner.
26. Services loan to ensure that the customers needs were met and that their loan is handled appropriately.

Mortgage Loan Coordinator (MLC) is responsible for providing support to the assigned MLO. The primary focus of the position is to manage the clerical/administrative and loan processing duties of the Sales Office. A MLC may be the initial point of contact for a customer and must be able to effectively communicate to the customer, including receiving information from a customer who may be a potential sale opportunity for the MLO. Tasks include managing the loan process, including collecting additional documents as required by underwriting in order to insure timely closing of loans. In addition, a MLC may input loan application data provided. However, a MLC cannot take applications, quote rates or sell products. They will serve as a liaison for the loan center and the customer. Mortgage knowledge is utilized by managing appraisal/values, title forms, certifications, and other mortgage documents. MLCs are responsible for distributing marketing materials; this may include a weekly newsletter and/or quarterly newsletter.

Qualifications

Required Skills:

* Understands and comprehends the Mortgage Loan Process through closing
* Solid time management skills and the ability to organize, prioritize and perform multiple tasks simultaneously
* Ability to demonstrate excellent communication and organizational skills
* Strong computer skills including an fundamental understanding of MS applications, database management
* Capable of pursuing Bank of America resources and how to access them
* Ability to build and sustain relationships with customers through marketing techniques
Desired Skills:

* Familiar with FHA and HUD guidelines
* Government Processing Experience
* Mortgage sales and processing experience.
* Maintain mortgage knowledge
* Keep current on policies and procedures
